Located at the corner of King and Bay, this 26 storey office building, built in 1949, houses the head office of The Bank of Nova Scotia.

Completed in June 2002, the mechanical scope of work entailed the replacement of the outdated centralized HVAC system, installation of a conventional HVAC system including compartment air handling units on each floor and perimeter radiant heat panels. The electrical scope of work included the replacement of the 208 Volt electrical system throughout the building with a new 13,800 kV service from Bay Street.

The new HVAC system required the installation of a new roof top packaged air handling unit, which was airlifted into place in March of 2001. The new electrical service supplies a new 600 Volt system connected to both new and existing equipment within the building.

This project had a two phased schedule, which allowed the floors to remain fully occupied as the new mechanical and electrical risers were installed and only temporarily relocating the 1,400 floor occupants as each floor is respectively renovated.

Clare, Randall-Smith & Associates Limited was retained to provide mechanical and electrical change notice pricing review and to provide an in-depth report of the method of pricing as it relates to the project contract.
